SUMMARY: Supervises and coordinates activities of workers engaged in maintaining, repairing and
housekeeping physical structures including corporate house, and maintaining grounds by performing the
following duties and other areas relating to the facility. Supports the center in ensuring a safe,
functional, and productive work environment while minimizing operational downtime and
interruptions.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
- Supervises the day-to-day functions of the Facilities Team including hiring, assigning workload and schedules, review of work hours and pay, leave requests, monitoring and evaluating performance, training and development, resolving issues, documenting and implementing
coaching and discipline, and motivation/rewards. - Handles troubleshooting of mechanical/technical/ building issues and performing basic maintenance and repairs using appropriate tools and equipment.
- Performs activities of workers supervised and frequently performs hands-on repairs and maintenance.
- Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.
- Directs workers engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse, depending on assigned location/building needs.
- Requisitions tools, equipment, and supplies, according to established procedures including research and obtaining quotes; inspects and ensures accuracy and count of vendor agreed product delivery.
- Inspects completed vendor or internal work for conformance to specifications and standards; verifies safety, maintenance, conditions, functions, and quality of facilities, equipment, and nonIT systems.
- Schedules and conducts inspections and/or investigations; resolves environmental, safety, fire prevention and/or audit issues.
- Coordinates required and recommended safety signage, lighting, etc.; Works with HR on regular
safety drills as appropriate. - Interprets company policies to facilities staff and enforces safety regulations.
- Establishes or adjusts facilities-related work procedures to meet production schedules.
- Recommends improvements to increase efficiency of facilities staff.
- Analyzes and resolves facilities-related issues or concerns and assists with problem solving.
- Maintains time and production records for subordinates.
- Establishes and monitors cleaning schedules and procedures for center and other company related locations in a cost-effective way.
- Confers with other supervisors and departments to coordinate activities and resolve issues.
- Must be able to move and lift equipment that can range from 25 to 50 pounds on a daily basis.
- Manages facilities-related inventory such as furniture, chairs, desks, cleaning supplies, toiletries and paper products etc.
- Assists in ensuring compliance with applicable government regulations and local rules, standards and guidelines.
- Participates in business continuity planning and emergency management as needed.
- May respond to building alarms in facilities promptly and appropriately, if assigned
- Maintains key storage for access to all company facilities and distributes appropriately; manages key inventory as needed.
SUPERVISORY RESPONSIBILITIES: Directly supervises up to 10 employees in the Janitorial/Facility Department. Carries out supervisory
responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities
include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising
performance; addressing complaints and resolving problems.
Knowledge of:
- Planning, organizing and direction of custodial and maintenance staff
- Basic computer skills including keyboarding
- Computer programs including Word, Excel, and Outlook
- Basic repair techniques and appropriate use of tools and power tools
- Troubleshooting techniques
- Company policies and procedures as outlined in the employee handbook
- Standard practices of facilities operations and maintenance
Ability to:
- Plan, coordinate and document projects
- Develop and maintain professional relationships with peers across departments
- Operate computer and all necessary software
- Troubleshoot and resolve technical/mechanical issues promptly
- Understand and apply building system concepts such as HVAC, electrical, mechanical, plumbing,
etc. - Communicate information and ideas clearly and concisely, verbally and in writing
- Supervise others by assigning/directing work, conducting employee evaluations, and taking
appropriate disciplinary/corrective actions - Think quickly to resolve emergencies or urgent issues.
- Exercise physical exertion such as long periods of standing and walking, recurring bending,
crouching, stooping, stretching, reaching, or similar activities - Learn new techniques, products and services

- Flexibility is crucial for this position. Many times job functions will need to be accomplished and
completed at night and sometimes on weekends. It is imperative to be flexible concerning hours
of availability in order to accomplish this job satisfactorily.
EDUCATION and/or EXPERIENCE:
- Preferred: Associate’s degree (A.A.) or equivalent from two-year college or technical school, 2+ years
related training and experience. - Required: High School diploma, G.E.D., or equivalent. Six months to one-year related experience and/or
training in repairs/maintenance/troubleshooting; or equivalent combination of education and
experience.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, operating and maintenance instructions,
and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively
before groups of customers or employees of organization.
MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and
percentages.
REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only
limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral,
diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS: Valid driver’s license or other Government issued ID.
